The rules in Cannes in 2026
In Cannes, every furnished holiday let (meublé de tourisme) must be declared to the town hall (mairie) before it is first let, whether it is your main residence or a second home. The declaration is made online through the City's tourist tax portal or with the Cerfa 14004 form.
You then receive a 13-character registration number, which must appear on every listing. The Le Meur law of 19 November 2024 provides for a national online service for these declarations: the mairie will tell you which procedure applies at the time you apply.
A main residence may be let for no more than 120 days a year. Since the Le Meur law, each municipality may lower this cap to as little as 90 days by council decision. We have not been able to confirm Cannes' current position on this point. Check it with the mairie before planning your calendar.
For a second home, the municipality may require a change-of-use authorisation (changement d'usage). It may be temporary, subject to compensation, or limited in number by neighbourhood. The Cannes rule that applies to your address must be confirmed by the mairie before you start letting.
An application for change of use requires an energy performance certificate (DPE) rated A to E, then A to D from 1 January 2034. The mayor may also request the DPE of a furnished let that is already being rented out.
In a co-owned building (copropriété), read the building regulations first. A clause restricting the building to purely residential use (habitation exclusivement bourgeoise), in regulations dating from before 21 November 2024, prohibits furnished holiday lets. You must also send your registration number to the managing agent (syndic), who informs the next general meeting of co-owners.
Exceeding the day cap for a main residence carries a fine of up to €10,000. Letting without the required change-of-use authorisation carries a fine of up to €100,000.
Tax and declarations
Your rental income is taxed as industrial and commercial profits (BIC). Since 2025 income, the simplified micro-BIC regime applies a 30% allowance to unclassified furnished holiday lets, up to €15,000 in receipts. For a classified furnished let, the allowance is 50% up to €77,700.
Classification, from one to five stars, is optional and comes at a cost. It improves the allowance and changes how the tourist tax is calculated. Above the thresholds, or by choice, the actual-expenses regime (régime réel) lets you deduct costs and depreciation. Your accountant will tell you which regime suits you.
You declare your activity on the official business formalities portal (guichet des formalités des entreprises) to obtain a SIRET business number. Each year, the platforms report the gross amount of your rentals to the French tax authorities.
The tourist tax (taxe de séjour) is paid by guests. In Cannes, Airbnb, Booking, Abritel and Leboncoin collect it when they take the rent. You must nevertheless send the mairie a quarterly breakdown of your rentals. We prepare these statements and the requested supporting documents with you.

Income: seasons and congresses
In Cannes, the year follows the Palais des Festivals calendar. MIPIM in March, the Cannes Film Festival in May, Cannes Lions in June, the Yachting Festival in September, TFWA and MIPCOM in October: these weeks concentrate demand around the Croisette.
During congresses, teams and delegations often book several months ahead and look for accommodation close to the Palais. We open these dates early, set suitable minimum stays and welcome corporate clients with an invoice in their company's name.
Summer draws families and groups of friends, especially to villas with a pool. For the rest of the year, we adjust prices every day.
According to public short-term rental data for Cannes, average gross annual income ranges from around €18,000 for a one-bedroom property to €66,000 for four bedrooms or more. Your own figures depend on the size of your property, its view, its distance from the Palais and the dates you make available.
For a main residence, the annual day cap matters. Letting during congress weeks and part of the summer concentrates your income on the best-paid nights.
Cleaning and CleanProof evidence
Cleaning is carried out by our own team, trained on the same 62-point checklist. Hotel-quality linen is washed, ironed and checked piece by piece.
After every stay, CleanProof records each validated point and 10 inspection photos across 14 areas of the property. The time is recorded by our server. Once validated, the report can no longer be altered.
You receive it on your phone before the next guests arrive. Any breakage, stain or blown bulb is photographed and reported the same day. In the event of damage, these time-stamped photos support our claim to the platform or against the deposit.

Our plans and what they include
